August 2025 Utah Market Update

Utah’s real estate market is shifting again as interest rates settle and inventory climbs across most counties. Buyers have more choice, sellers must price with precision, and the days of flying off the shelf are fading. Below is a breakdown of the major counties along the Wasatch Front to help you see what’s really happening.

Davis County

• Closed sales last year: 3,514 (+4 percent from 2024)
• Closed in the last 30 days: 308 (+13 percent)
• Expired listings last year: 1,120 (+23 percent)
• New listings: 479 (+12 percent)
• Days on market: 52 (+21 percent)
• Active homes: 1,300 (+18 percent)
• Months of inventory: 4.44 (+13 percent)

Inventory is growing and days on market are stretching. The increase in new listings is helping buyers negotiate more confidently.

Salt Lake County

• Closed sales last year: 11,976 (+0 percent from 2024)
• Closed in the last 30 days: 984 (7 percent lower)
• Expired listings last year: 4,350 (+29 percent)
• New listings: 1,471 (+1 percent)
• Days on market: 57 (+36 percent)
• Active homes: 4,593 (+17 percent)
• Months of inventory: 4.60 (+16 percent)

Salt Lake is feeling the slowdown the most. More homes are sitting, and sellers who overprice get punished quickly.

Weber County

• Closed sales last year: 3,506 (+9 percent from 2024)
• Closed in the last 30 days: 325 (+16 percent)
• Expired listings last year: 1,455 (+22 percent)
• New listings: 487 (+14 percent)
• Days on market: 55 (+6 percent)
• Active homes: 1,486 (+19 percent)
• Months of inventory: 5.09 (+9 percent)

Weber is still moving well, and the month-over-month numbers show stronger momentum than most areas.

Tooele County

• Closed sales last year: 1,334 (6 percent lower than 2024)
• Closed in the last 30 days: 91 (30 percent lower)
• Expired listings last year: 624 (+65 percent)
• New listings: 141 (11 percent lower)
• Days on market: 78 (+56 percent)
• Active homes: 606 (+9 percent)
• Months of inventory: 5.45 (+16 percent)

Tooele is feeling buyer hesitation. Fewer new listings and a spike in expireds show sellers struggling to meet the market.

Utah County

• Closed sales last year: 9,612 (+13 percent from 2024)
• Closed in the last 30 days: 843 (3 percent lower)
• Expired listings last year: 3,767 (+34 percent)
• New listings: 1,233 (+7 percent)
• Days on market: 62 (+22 percent)
• Active homes: 4,381 (+17 percent)
• Months of inventory: 5.47 (+3 percent)

Utah County continues to lead the Wasatch Front in overall activity, but buyers have slowed slightly as inventory climbs.

Cache County

• Closed sales last year: 1,317 (+9 percent from 2024)
• Closed in the last 30 days: 109 (+2 percent)
• Expired listings last year: 714 (+37 percent)
• New listings: 163 (15 percent lower)
• Days on market: 77 (+22 percent)
• Active homes: 643 (+0 percent)
• Months of inventory: 5.86 (8 percent lower)

Cache is stabilizing. Days on market are up, but inventory hasn’t ballooned like other regions.

What This Means for Buyers and Sellers

Buyers: You have more choices, more negotiating room, and more time. Homes linger longer, especially when overpriced.

Sellers: Pricing matters. Presentation matters. Homes that match today’s buyers’ expectations still move quickly. Homes that don’t sit and eventually expire.
