JULY 2025 UTAH MARKET UPDATE

July delivered another month of rising inventory and slower short-term buyer activity. Homes continued to sit longer, and most counties shifted further toward a more balanced or buyer-leaning market.

Davis County

• Closed sales last year: 3,400
• Closed last 30 days: 277
• Expired listings: 1,055
• New listings: 474
• Days on market: 44
• Active homes: 1,301
• Months of inventory: 4.59

Davis buyers cooled in July, pushing timelines longer.

Salt Lake County

• Closed sales last year: 11,983
• Closed last 30 days: 1,038
• Expired listings: 4,146
• New listings: 1,507
• Days on market: 49
• Active homes: 4,675
• Months of inventory: 4.68

Salt Lake saw one of the largest midsummer increases in active inventory.

Weber County

• Closed sales last year: 3,451
• Closed last 30 days: 302
• Expired listings: 1,445
• New listings: 491
• Days on market: 50
• Active homes: 1,485
• Months of inventory: 5.16

Weber remained relatively strong, with decent buyer engagement compared to others.

Tooele County

• Closed sales last year: 1,374
• Closed last 30 days: 97
• Expired listings: 600
• New listings: 155
• Days on market: 65
• Active homes: 606
• Months of inventory: 5.29

Tooele saw one of the steepest drops in buyer activity.

Utah County

• Closed sales last year: 9,530

• Months of inventory: 5.56

Utah County inventory remained high, pushing buyers into a more selective mode.

Cache County

• Closed sales last year: 1,300

• New listings: 176
• Days on market: 70
• Active homes: 670
• Months of inventory: 6.18

Cache continued operating with the deepest supply levels in the region.
